Building Inspections - Identification and Reporting of Defects

Conducted as part of our combined Building & Pest Inspection, the ABIS Pre-Purchase Building Inspection is conducted in accordance with AS 4349.1 including identification and reporting on the following defects: 

Structural Problems

Structural problems are detailed including:

  1. Structural Cracking and Movement 

  2. Structural Deformation 

  3. Structural Dampness, and

  4. Structural Timber Pest Damage

    Conditions Conducive To Structural Damage

    Conditions that if not removed may lead to structural damage are detailed including: 

    1. Defective Plumbing & Defective Roof Plumbing & Flashings 

    2. Defective/Bridged Damp Proof Course 

    3. Untradesmanlike Work 

    4. Trees and Shrubs 

    5. Corrosion, and

    6. Inadequate Sub-floor Ventilation

    Defects in Secondary and Finishing Elements

    Major defects in Secondary & Finishing Elements are detailed and Minor Defects are generally mentioned:

    1. Internal Secondary & Finishing Element Defects

    2. External Secondary & Finishing Element Defects

    Incomplete Construction

    Items that normally form part of a completed dwelling that has been removed or never installed are noted.

    Safety Issues

    Any items that the Inspector observes during the inspection that he thinks may be a hazard to safety are noted.
